Rental Agreement

If the reservation of the condominium is made more than 30 days prior, the dates will be secured by a deposit of 20% of the agreed upon rental price plus 10.5% tax. This is a non-refundable deposit to be paid by credit card. The balance of the agreed upon rental price including the addition of 10.5% tax on the full rental price plus security deposit will be due no later than 4 weeks prior to the start of the rental period The security deposit is not charged to but authorized to the credit card number.
If cancellation of agreed upon rental period should occur no later than one month prior to the rental period, the deposit less a $150 service fee may be applied to a subsequent rental period within 365 days of the cancellation date. The re-booking is subject to availability of the condominium. If cancellation occurs less than one month prior to the start of the rental period, any monies paid will be forfeited unless the time period is re-booked by another party. This is not a negotiable item.
The condominium is non-smoking, and no pets are allowed. Each unit has a maximum renter capacity of 4 Persons. Additional fees are payable if there are more than 4 occupants. If it is found that more occupants are in the unit, the security deposit will be forfeited. If these conditions are violated, the deposit of $400 as outlined below will be forfeited. The deposit will also be forfeited if the original condominium access keys are lost or not returned.
The condominium rental includes local phone, high speed internet and cable TV. Long distance calling cards are available at any gas station, convenience, or grocery store. Use of internet access for up or downloading of illegal or pornographic material is strictly prohibited. Any individual accessing pornographic sites on the internet while connected to our IP will be prosecuted by law enforcement. All information belonging to tenants renting at the time of the alleged access will be forwarded to law enforcement.
All of the property within the condominium will be inventoried on the day of arrival and on the day of departure. Any damage to the condominium or items within, or missing articles will be recorded and the amount of replacement or repair will be deducted from the deposit of $400 as outlined below. Damage includes misuse of the air conditioning unit will also be charged. During very hot periods, the air conditioner can only work at its available capacity. The unit cannot cool to below 70 degrees if the temperature outside is above 80 degrees. If the thermostat is set lower, the unit will freeze. The unit should not be running if the doors and windows of the unit are left open. The cost to defrost and reset the air conditioner is $695.00 and will be charged against the security deposit. Any deductions will be at the discretion of the owner and the tenant will be notified.
The security deposit of $400 will also be used if excessive cleaning is necessary. This includes items left by the renters that must be removed (garbage, groceries, etc) and laundering large amounts of dirty linens. The condominium should be left in the same condition in which it was found. We expect that the unit be left tidy and there is nothing left in the unit that was not there on your arrival. Please leave the unit looking the way you found it. If there are no deductions from the deposit, it will be returned to the renter within 2 weeks of their departure.
There will be no refund of rental fees for any conditions or circumstances which arise that are unforeseeable by the owners. These conditions include all natural disasters, inclement weather (hurricane, rain, flooding), construction, road closure, bridge repair, evacuation, red tide, appliance problems etc. The owners are also not responsible for the actions or behaviours of other tenants in the complex. We do ask that you respect the other renters staying in the complex and do not play music loud, entertain groups of people on the premises, or other disruptive acts. It is a common courtesy that should not need to be addressed. The owners will not be held liable for any injury sustained by the renter while on the premises.
Check in will be at 3:00 PM on the day of arrival and check out will be at 10:00 am SHARP on the day of departure. Key exchange will take place at these times. There are TWO parking spaces PER UNIT. PLEASE do NOT use another unit’s parking space. If you have visitors, please park across Gulf Drive.

In addition to the rental fee, I agree to pay a deposit of $400, which will be refunded upon satisfactory inspection of the above-mentioned condominium, once I have vacated the unit.
